Matt Sharman | Conesus Lake & Livingston County Realtor

Matt Sharman is a licensed real estate professional with Real Broker NY LLC and the team leader of The Sharman Team, based in Geneseo and Livonia, New York. He was named the RateMyAgent 2026 Agent of the Year for both Livingston County and Conesus Lake and ranks among the Top 10 real estate agents in New York State, in the top 5 percent of Greater Rochester Association of Realtors agents.

Born and raised in Livonia, Matt specializes in Conesus Lake and Honeoye Lake waterfront, residential sales across Livingston County, and relocation to the western Finger Lakes. Over the past year he has helped more than 70 families buy or sell, with more than $25 million in closed volume.

Before real estate, Matt spent 15 years as a senior military-trained negotiator and public affairs officer. He holds a Masters degree in Counseling Psychology and accreditations in finance. That background shows up in how he works: preparation, strategy, and calm negotiation rather than sales pressure.

Matt created the team’s MORR system (Market Optimized Renovations & Repairs), which tells sellers exactly which updates will return money before listing, the ATM marketing strategy (Active Targeted Marketing) for launching listings, and Insider Search, which gives buyers access to pre-market and coming-soon homes.

He is the area’s only local Homes for Heroes affiliate, serving veterans, first responders, teachers, and healthcare workers, and runs the Sharman Salute, which has donated over $23,000 to local schools, fire departments, police departments, and nonprofits chosen by his clients.

Matt works alongside his father Mike Sharman, a 50-year industry veteran and former appraiser, and Jamie Sharman, Realtor and Operations Director.
