Why Your House Did Not Sell: An Expired Listing Autopsy

Your listing expired, or it sat so long you pulled it. It happens in every market, including strong ones, and it is fixable. Here is the autopsy we run when a Livingston County or lake-area home did not sell, and how a relaunch is different from a relist.
The four reasons homes do not sell here
- Price wrote a check the condition could not cash. The most common cause. Buyers in this county are payment-sensitive and comparison shopping between towns. A price 5 to 8 percent high does not just slow the sale, it makes your home the reason a competing listing sold.
- The marketing never left the county. A portal entry and a lawn sign reach local drive-by buyers. Rochester commuters, relocators, and lake buyers, the people paying strong prices here, have to be reached with video, targeted promotion, and early exposure. If your listing had twelve dim photos and no video, buyers judged the house by the marketing.
- Showings were hard to book. Every declined showing is usually a lost buyer, especially with out-of-town shoppers who see homes in one scheduled trip.
- A visible condition issue went unaddressed and unframed. A roof at end of life, a damp basement corner, a failing seawall on lake property. Buyers price the unknown pessimistically. Either fix it, or document it and price it honestly, silence is the expensive option.
What a relaunch looks like
Relisting is running it back unchanged and hoping. Relaunching treats your home as a new product: a MORR review that picks only the prep that returns money, new photography and video, a corrected price with real logic behind it, and an ATM marketing push that reaches Rochester-metro and out-of-area buyers the first listing never touched. Homes relaunched this way regularly sell within weeks after months of sitting, because the failure was positioning, not the property.
The questions to ask any agent before round two
- Exactly why do you think it did not sell? Show me evidence, not vibes.
- What will the marketing include this time, and can I see examples from your recent listings?
- What is your pricing logic, and what were buyers actually paying for comparable homes while mine sat?
- How will you reach buyers outside Livingston County?
